OVERHEARD 3 (SIT TING FUNG WON 3) will open on June 5. The film was Derek Yee Tung Sing and Wong Ban produced, Alan Mak Siu Fai, Felix Chong Man Keung co-written and directed, Sean Lau Ching Wan, Louis Koo Tin Lok and Daniel Wu (Ng Yin Cho) starred with Zhou Xun, Michelle Ye (Yip Suen), Alex Fong Chung Shun and others. In the film Lau Ching Wan played Lok Kam, "the top land baron" of all the New Territories. Since childhood he has known about the small house policy right exchanges and small house construction secrets. Ching Wan's character was very rich. He "had more money than he knew what to do with. Each time he went to enjoy himself he would take private jet to extremely secret luxury resorts. In the film Goo Jai went to party with Ching Wan and the various land baron class spending and services thoroughly stunned Goo Jai. Ching Wan joked, "Because I normally behaved low key, they can't tell what I am capable of. Seemingly a land baron is right to be more low profile, isn't that how the saying goes? Low profile is the biggest brag."

Ng Yin Cho said that in the film he played a surveillance expert whose mission is to help Goo Jai eavesdrop on Ching Wan. He said, "Goo Jai and I are on the same side, Lau Ching Wan is by himself." Goo Jai joked that actually he and Ng Yin Cho were not "isolating" Ching Wan but were "ganging up" on Ching Wan. He said, "Who let Lau Ching Wan play such a big 'land baron'! Ng Yin Cho and I of course have to team up to fight the 'landlord'!" Zhou Xun had a tough life in the film. Because of the land struggle she was swept into the center of the "landlord fight". Her appearance made Ching Wan, Goo Jai and Ng Yin Cho start a palace style psychological battle. Goo Jai once joked that "as soon as he saw her he would be flustered". Ching Wan lamented that "It's very hard for me to see her". Ng Yin Cho just smiled and kept quiet.
